Quinn Letting Specialists can alleviate the worry and strain of renting residential property in Northern Ireland. We place great emphasis on developing solid relationships with both our landlords and tenants and believe that a successful tenancy is created by hard work prior to tenancy commencement but most of all during the tenancy. We have developed an excellent reputation, resulting in Landlords wanting to use our services and tenants wanting to rent our properties.
How the service operates:
Prior to advertising the property for rent we will ensure that the property is suitable for renting and provide a valuation based on current market conditions. We will make you fully aware of the legal requirements for renting property and we will offer professional advice on what is and is not acceptable. As a landlord you can have peace of mind that your property is legally rented and that all current legislation is followed.
We will then advertise and promote your property as follows:
- Sign erected at the property (optional)
- Town Centre locations
- Display on www.quinn-let.com
- Display on www.propertypal.com
- Display on www.propertynews.com
- Contacting prospective tenants already registered with us
- Provision of Rental lists available from our offices
- Local media advertising if required
A highly trained member of staff from Quinn will conduct all viewings at your property and complete application forms with interested parties.
All prospective tenants will be reviewed and references sought using a professional reference checking company. Following a successful application we will discuss the details of the applicant with you. At this stage some Landlords like to meet the potential tenant, however others prefer to keep a distance from the decision making process. We will be guided by you on this. When all parties are satisfied we will make a formal offer to the tenant and upon acceptance we will collect a holding deposit and agree a commencement of tenancy date.
We will meet with your tenant at the property on the agreed commencement date and complete our very impressive photographic iPad inventory and check in report which the tenant will sign. The tenants will also be issued with a legally binding Tenancy Agreement which we will go through with them ensuring full understanding. At this point we will also issue them with a Statement of Tenancy terms and a Rent Book.
How rent is paid
For fully managed properties, tenants will pay their rent directly to Quinn. We accept a number of payment methods including Debit & Credit card, payments via the website, cash and cheque.
We endeavour to have the majority of tenants paying on the 1st of each month, although certain circumstances mean that this is sometimes not possible.
If you opt to manage the tenancy yourself, then the tenant will pay rent to you directly.
Management
Our comprehensive management of rental tenancies is something that the majority of our landlords opt for. With this service we will collect all the rent, deal with rent arrears if applicable and conduct regular property inspections. We can arrange maintenance on your behalf, and we can even do this with nominated contractors you prefer to use.
